Following the valuation, we'll give you a call to see if the time is right for us to let your property. Our experienced letting agents will guide you through the letting regulations and assist with any queries or concerns you may have.
Marketing your property
Once you've chosen McMillan as your letting agent, we will bring the property to market straight away. Your home will feature on Propertynews.com, our own website and on our lettings list in our offices. We will place an eye-catching sign outside your home and details will go out to our mailing list.
We contact every viewer to find out what they thought of your home and keep you advised so that if there's anything more that can be done, you know straight away.
Selecting a tenant
It's crucial that we find the right tenant for you and so McMillan carry out a number of robust checks on potential tenants to minimise the chance of issues arising during the lease period. We also ensure the suitability of the tenant's guarantor for your peace of mind.
Once you're happy with the choice of tenant we will arrange for them to come in to sign our legally prepared lease and pay a deposit on the property. Our lease is an extensive but easy to understand document which clearly sets out the rights and responsibilities of your tenant and you, the landlord.
Managing your property
Prior to your tenant moving in, McMillan will ask you to supply an inventory of items in the property. We can provide this service if required, however we often recommend that the landlord carries out the inventory as you know best which items are important to you.
McMillan will then collect the rent and forward this to you on a monthly basis. If there's an issue with the rent we'll sort it out, but ensure to keep you updated. We arrange with tenants to carry out regular visits to the property and report back to you.
McMillan will act as first point of contact for your tenant should there be any issues with your property and liaise with you to determine what action should be taken. We use a range of professional contractors who offer services at competitive rates. And the easy bit? Payment comes straight out of the rent so you needn't worry about sorting out bills.
When your tenant decides to leave we'll carry out an inspection before the deposit is returned to ensure that you are happy with the property you get back.
