Whether you have made the decision to sell or are still deciding, it is important to get a market appraisal (valuation) completed. This will give you a clear indication of the best price to market your property.
At the valuation, you will be advised on the estate agency costs and fees associated with the sale, however, there are a number of other costs that will need to be factored in.
Here at McMillan Estate Agency, we offer all our clients a FREE property valuation. Why not find out how much your property is really worth?Free Valuations

Since 2008 it has been a legal requirement that all properties on the market for sale or rental hold an EPC. Basically, this is a certificate completed by a qualified assessor. The certificate is valid for 10 years and contains information about the property's typical energy costs rated from A (most efficient) to G (least efficient). To ensure potential buyers are aware of a property rating, it is reproduced on the resales brochure. In addition to the rating the EPC contains suggestions and recommendations on how to reduce energy use and save money.
If you do not have an EPC, we can put you in contact with a qualified assessor who can provide one. To arrange this either phone the office on 028 9080 0000 or complete the enquiry form at the base of this page.EPC Information Contact Us
Once we've agreed your property for sale, if required we can put you in touch with a quality solicitor and financial adviser to guide you through the next steps. We are aware this can be one of the most anxious times in selling your property. Regular updates are essential.
Stamp Duty Land Tax (SDLT) is payable if you buy property or land in England, Wales or Northern Ireland.
The rate of stamp duty is currently (2016) £125,000 for residential property and £150,000 for non residential property or land. How much you pay depends on the value of the property you purchase. You can also complete a check using the HRMC calculator.
From November 2017 you can claim a discount (relief) so you don't pay any tax up to £300,000 and 5% on the portion from £300,000 - £500,000 if certain conditions apply:
Conveyancing is the legal process that transfers the title of a property from the seller (vendor) and a buyer (purchaser).
Once the offer to buy has been accepted the conveyancing is usually undertaken by a Solicitor or qualified conveyancer.
Getting the best conveyancing advice and starting the process quickly can reduce delays in the sale and also ensure clarity around issues such as: what is included in the sale price, where are the property boundaries.
Fees associated with conveyancing differ, but will be discussed with you at the start of the process.
This is not an exhaustive list of the various costs that need to be taken into consideration and that is why getting the best advice at the outset is so important.
