Since 2008 it has been a legal requirement that all properties on the market for sale or rental hold an EPC. Basically, this is a certificate completed by a qualified assessor. The certificate is valid for 10 years and contains information about the property's typical energy costs rated from A (most efficient) to G (least efficient). To ensure potential buyers are aware of a property rating, it is reproduced on the resales brochure. In addition to the rating the EPC contains suggestions and recommendations on how to reduce energy use and save money.
